| GENERAL WARRANTY DEED | The Grantor warrants title against all claims. In Virginia, this warranty includes claims all the way back in time to the King of England. Compare, Quit Claim Deed, Special Warranty Deed. | | GRACE PERIOD | The time period between the due date of a mortgage payment and the date when late charges are assessed. For example, payments due on the first of the month may have a 14 day grace period, meaning that fees will be charged if payment is not received by the15th. | | GRADUATED PAYMENT MORTGAGE | A mortgage with monthly payments that are smaller at the beginning of the loan period and gradually increase by a specified amuont for the first five or ten years, after which they become fixed. A GPM has a fixed interest rate and fixed loan period. | | GRANTEE | The person receiving an interest in property. Compare, GRANTOR. | | GRANTOR | The person granting, selling or giving up an interest in property. Compare, GRANTEE. | | GROSS MONTHLY INCOME | The amount of consistent and stable income that an individual receives each month, averaged over a period of time. This amount includes overtime pay, bonuses, commissions, and income from dividends or interest, provided that the individual can show consistentcy. | | GROUND LEASE | The owner grants a long term lease of the land (usually 99 years) and allows the lessee to build and use the land as agreed. At the end of the term, the land and all improvements revert to the owner. | | GUARANTEED MORTGAGE | A mortgage that is guaranteed against default, such as a VA or FHA insured mortgage. Borrowers must pay an insurance premium in order to get a guaranteed mortgage (also called an insured mortgage). | | GUARDIAN | One appointed by the Court to administer the affairs of a minor.
